- Nine times out of ten it's ducting: crushed, disconnected or terminating in the roof cavity instead of outside air. We inspect the full run, not just the unit on the ceiling.

- In shared households and rentals, yes. They switch on when moisture rises and run for a set period afterwards, so ventilation happens even if nobody remembers to flick the switch.
